5. Reservation Terms & Conditions

‍These Terms & Conditions apply to all reservations made directly through our website. By completing your booking and staying at our property, you agree to the following:

5.1. Booking & Identification

• The primary guest must be 18 years or older.
• A valid passport or government-issued ID is required at check-in, in line with Sri Lankan regulations.
• The booking guest is responsible for all occupants.

5.2. Rates, Payments & Taxes

• All prices are shown in United States Dollar (USD) unless stated otherwise.
• Full or partial payment is required to confirm your booking.
• Rates may include or exclude Sri Lankan government taxes (such as VAT or tourism-related taxes), which will be clearly shown during booking.

5.3. Cancellations & Refunds

• 100% of paid prepayments refundable when canceled 14 days before arrival or earlier.
• 50% refundable if canceled between 7 and 14 days before arrival
• 0% refundable if less than 7 days before arrivalRefunds (if applicable) will be processed within 10 working days.No refunds are given for no-shows, early departures, weather conditions, or utility interruptions beyond our control, unless required by law.

5.4. Check-In & Check-Out

• Check-In: From 15:00
• Check-Out: By 12:00
• Early check-in or late check-out is subject to availability and may involve additional charges.

5.5. Occupancy

• Each unit has a maximum occupancy, which must not be exceeded.
• Unauthorized additional guests may result in extra charges or cancellation of the stay.

5.6. Use of the Property

• The property is for short-term accommodation only.
• Parties, events, commercial activities, or illegal behavior are strictly prohibited.
• Guests must comply with Sri Lankan laws and respect the local community.

5.7. Damage & Responsibility

• Guests are responsible for any damage, loss, or excessive cleaning caused during their stay.
• A security deposit or post-stay charge may be used to cover such costs where applicable.
